Mortgage Discharge

A Mortgage Discharge service covers getting a registered mortgage or other charge removed from a parcel’s title, once the borrower has paid it off. You add it to a matter when the firm has been retained to arrange the payout and the discharge.

Open a matter and choose Add service in the sidebar, then pick Mortgage Discharge. You are asked for the jurisdiction and an optional name, and nothing else. The jurisdiction cannot be changed afterwards; to correct it, remove the service and add it again.

A client clearing both a mortgage and a line of credit against the same home needs two discharges, not one. Add the service twice. Both appear in the sidebar grouped under Mortgage Discharge, each with its own pages, its own parties, and its own charges.

Because both concern the same land, Laminar’s automatic naming gives them the same name. Give each one a name of your own, for example the lender it concerns, and they become easy to tell apart at a glance:

  • CIBC mortgage
  • RBC line of credit

Use Rename on a service’s own page to set a name. Clearing the name hands naming back to Laminar.

Its pages carry the payout amount, the lender’s reference, whether the payout statement has arrived, the subject properties the charge sits against, and the mortgagor and mortgagee.
